IMPORTANT INFORMATION ABOUT OUR APPLICATION PROCESS PLEASE READ

  1. VISIT THE PROPERTY
    • We recommend that you or your representative tour the property prior to submitting an application. We cannot accept a Hold Deposit until all applicants have personally seen the property. Having viewed photos or videos is not sufficient.
    • For occupied properties, or properties shown by appointment, you must schedule an appointment with a leasing agent. Please call 919-489-2000 to arrange a convenient time.
    • For vacant properties that are not shown by appointment, you may check out up to three keys from our office. A copy of your driver’s license and a $40 key deposit (cash) are required to check out keys. We will not lend out keys after 4:30 pm, and keys must be returned the same day by 5:30 pm closing.
  2. SUBMIT AN APPLICATION
    • Apply online at Apply Online (Secure Form) or in person. If applying in person, you may visit Resident Forms and download an application to fill out before you come to our office.
    • Pets: If you have a pet, please discuss this with a leasing agent prior to submitting an application. Some properties may not allow pets and/or specific breeds.
    • Fees: The Application Fee is $50 per applicant. Every adult 18 years old or older must submit a separate application and fee. Application fees may be paid by credit card only if applying online. If submitting your application in person, the application fee must be paid by certified check, money order, or cash (no personal checks).
      Application Fees are Non-Refundable.
    • Submit a copy of your photo ID (*See note below.)
    • Submit copies of your two most recent paystubs (or offer letter, if applicable). If you own your own business, tax forms from the previous year will be required. (*See note below.)

  3. PLACE A HOLD DEPOSIT
    • We will continue to accept applications for a property until we have an approved application AND deposit. If you are certain that you want to lease the property, a Hold Deposit may be submitted with your completed application. The Hold Deposit is equivalent to ½ of the monthly rent and must be paid separately in certified funds (no cash or personal checks). If your application is approved, this amount will be credited toward your Security Deposit. If your application is denied, you will be entitled to a refund. Hold Deposits cannot be refunded if you change your mind about a property.
  4. APPLICATION REVIEW
    • During the screening process, we will check the following:
      • Credit Report
      • Criminal Background
      • Rental References
      • Employment Verification
      • Income - Gross income should be at least 3X the monthly rent
    • Processing times vary with each application, but typically take between 2 and 3 days.
  5. SIGN LEASE
    • Once your application is approved, if you have paid a Hold Deposit, we will automatically take the property off the market for you. You must then pay the Security Deposit balance in separate, certified funds (no personal checks or cash) and sign your lease within three business days. If the property is vacant, you must be willing to start the lease within 2 weeks of placing the Hold Deposit. If the property was occupied at the time the Hold Deposit was placed, you must be willing to start your lease within 2 weeks of the property becoming vacant. If you are unable to move in within 2 weeks, please discuss your situation with one of our leasing agents.
  6. CONTACT UTILITY COMPANIES
    • You should schedule all utilities to be transferred into your name on the lease commencement date in order to avoid a loss of service. A list of utility providers is located at realestateassoc.com/area-resources.
  7. PICK UP KEYS AND PAY FIRST MONTH’S RENT
    • Keys may be picked up at our office after 8:30 am on your lease commencement date.
    • Your first full month’s rent is due at this time. No personal checks or cash will be accepted.
